Negotiation of All Leases and Tenant Disputes

Tenant disputes are quickly put to rest. The use of highly defined leases makes this possible. Depending on the type of property managed will dictate the lease used. An attorney that specializes in Landlord/Tenant law reviews our leases. They are modified on a regular basis to keep them up to date with changes in the laws and market trends. Our leases are Pinellas County specific.

Collection of Rents with Timely Monthly Payments

Rex Rentals & Realty, Inc., is very proud of our established track record of rent collections. On the average over 85% of the tenants pay on or before the 1st day of the month, with less than 3% paying after the 5th day of the month. Our collection of rents is a vital part of our service to you. We deliver and enforce the legal notices that are required timely when a tenant does become delinquent in their payment.

What does this all mean to you? Timely payments! Your payment is delivered to your bank account directly (ACH) usually betweenthe 15th - 18th of the month.

Creative Advertising

Our company offers a solid combination of street signage and internet advertising.  We use our highly GOOGLE ranked webpage as just a starting point for maximum exposure.  Through our site managers HEROPM; once your listing (advertisement) hits our site it auto-feeds out to 50 other sites such as ZILLOW, TRULIA and REALTOR.COM.  We do not stop there we also use a third party advertising service FLORIDARENTALADS.COM.  This company also manages placement of properties on CRAIGSLIST and updates the listings throughout rental search engines and optimizes them.  These services are included in our standard service agreement.  We also offer reasonably priced video services that enhance your advertising power.  Ask us.   

Complete Accounting, Plus End of Year Statements, & 1099’s for Tax Preparation

You receive a monthly newsletter that highlights the current market conditions and trends, plus updates you on your own portfolio.  You also receive your monthly accounting; if mutliple units are involved you receive accounting of each unit plus a reconciliation of all the properties put together.  At tax time you will have in the January all the accounting and IRS forms necessary for completing your 1040. We assist you or your tax preparer promptly.  All of this is conveniently delived via your e-mail system.

Associated Services, ESTABLISHED RELATIONSHIPS With Competent Vendors

We have been in the property management business since 1980 and incorporated in 1995. We have established relationships with a variety of professional vendors that are part of our team that keeps your property running smoothly. A vendors list is available at your request; Painters, Electricians, Plumbers, Yard Maintenance, Janitorial, and in rare occasion Attorneys are just part of our management team.

Our Tenant Background Screening Process

Credit Reports

We are members of one of the largest databases in the world. Credit worthiness is the first step in our background search.

Pinellas County Criminal Records

We search locally for criminal activity, and the county records for past evictions. If the applicant is from out of state we will use a national screening service.

FDLE Sexual Predators Report

Every applicant is screened through the Florida Department of Law Enforcement’s database on sexual predators.

Employment History

Verification from the human resources department of the company named on the application is received.

Crisscross Reference of Current and Past Tenancies

Any address that may appear from sources received we crisscross and contact owner’s of record to insure accurate information has been received from the applicant.
